Fibonacci is situated in Amsterdam’s Eastern harbour district, an area that has undergone a remarkable metamorphosis. It has been transformed from a former (port) industrial area into a vibrant community where living, working, catering and amenities go hand in hand. Maintaining its industrial character, even after extensive renovations and new construction, demonstrates a respectful approach to area development. Fibonacci offers a mix of 49 social rental apartments and 194 mid-rent apartements, consisting of 124 two-bedroom apartments and 70 studios, spread across the 2nd to 17th floors. This is a unique collaboration with housing corporation Stadgenoot, which operates 49 social rental apartments in the same building. With 15 different apartment types, the project offers a diversity of housing options tailored to the needs and preferences of the target group. Each apartment is designed to balance privacy and a sense of community, with spaces that emphasise both comfort and functionality. This collaboration aims to introduce 243 affordable rental apartments, a significant contribution to Amsterdam’s housing goals. The homes are a high-quality addition to city district Oost.

Sustainability

Fibonacci’s construction through the use of prefabrication, which not only provides environmental benefits but also significantly reduces construction time to an estimated 2.5 years. This approach includes pre-production of crucial elements, such as the main load-bearing structure, floors, external walls and interior components, including bathrooms and kitchens. Living in Fibonacci also means sustainable living. The homes will be delivered with an EPC of 0.15 and a GPR building score of 8. The building is equipped with its own CHP plant, to which the individual homes are connected. Moreover, the green roof gardens are used, among other things, to store 200 m³ of water, which is used to irrigate the plants.

Living concept

In the development of Fibonacci, great attention was paid to the living environment of the future residents. The project combines a sustainable living environment with a community living concept, focusing on affordable housing for, among others, young professionals in Amsterdam. Living in Fibonacci equals the need for urban living, with a green touch. The flats are delivered high quality and fully finished with floor, wall and window coverings and focus on hospitality, service and community. Amenities in the residential building, such as a gym, co-working space and sharing items for residents, encourage participation among tenants and with the immediate neighbourhood. With this distinctive hospitality and programming of social events, the residential concept The Cohesion contributes to the further growth and development of the Eastern Docklands area.
