Location and area

Smiley is located on Zeeburgereiland in Amsterdam, a fast-growing district that has undergone a transformation in recent years. Zeeburgereiland is part of a larger area development aimed at creating a vibrant, sustainable living and working environment, with a strong focus on young residents such as students and starters. The island is well connected to Amsterdam city centre via tram lines and bicycle networks. The Smiley complex is a distinctive part of this area development. By using modular prefab houses, the construction process has been significantly accelerated, contributing to the efficiency and sustainability of the project. This prefabricated method minimises disruption to the surrounding area during construction and reduces transport movements on site.

Living

The Smiley complex consists of 364 self-contained student studios, ranging in size from 21 m² to 31 m². Each studio is equipped with its own kitchen and bathroom, providing modern and functional living space for students. The apartments have been designed with compactness and efficiency in mind, ideal for student accommodation. Residents also have access to communal facilities around the green courtyard, such as bicycle storage and laundry rooms.

Sustainability

The project achieved an impressive GPR Gebouw score of 4.3, indicating that sustainability is a core value in the design and execution. By using prefabrication and sustainable materials, the building’s energy consumption is low and there is minimal environmental impact. In addition, the smart layout ensures optimal daylighting and ventilation, contributing to the health and comfort of the residents. The sustainable design is also reflected in the shared green spaces and the energy-efficient installations.

Living concept

Smiley offers self-contained, fully furnished student accommodation rented out by partner DUWO. The circular design provides a central meeting place in the form of a courtyard, where students can gather. This unique design promotes social interaction and creates a strong sense of community among residents. The project also provides shared facilities such as bicycle storage and laundry rooms, which facilitate students’ daily lives.
