Don Bosco is developed according to the concept of ‘The Cohesion Urban Village’; an urban village as a campus. The 90 x 90-metre plot contains a parking garage for 200 cars, a large supermarket, city centre, bicycle parking, internal shipping lane, 429 homes, Co-working and other communal facilities that fit the vision of The Cohesion coliving. Living

Don Bosco offers a diversity of housing with 138 social rental homes and 291 mid-rent homes, including 77 FRIENDS homes. These comprise studios, 1-bedroom and 2-bedroom flats with ensuite bathrooms, ideal for friends, couples and individuals. FRIENDS apartments are designed for apartment sharing, with each resident having their own bedroom and bathroom, and sharing common areas. The campus offers five common areas where residents can develop and expand their social contacts, contributing to a dynamic and connected community.

Sustainability

Don Bosco is highly committed to sustainability with 545 solar panels generating green energy and reducing dependence on fossil fuels. The buildings have high-quality insulation with Rc values of 4.50 m²K/W for facades and floors and 6.00 m²K/W for roofs, plus HR++ glass (U-value 1.10 W/m²K), which minimises energy consumption. The project uses district heat, mainly from residual heat from power plants, waste incineration, and in the future possibly from geothermal, aquathermy, and residual heat from data centres, contributing to a more sustainable energy supply.

Living concept

Don Bosco offers young working people a modern living environment with move-in ready homes equipped with high-quality flooring, stylish curtains and a beautiful kitchen. The campus is designed as a community living concept, where residents can meet and develop.

Don Bosco’s five buildings feature five different communal spaces: a coworking space, gym, spinning, yoga, gaming and study area. These spaces are specially designed for sports, mental health and to connect with your neighbours. In addition, the campus offers a courtyard, laundry room, smart package boxes and an on-site community manager to support and organise activities.
